What is the difference between a fascia and a soffit?

The fascia is the vertical board fixed to the rafter ends at the lower edge of the roof, directly behind the guttering. The soffit is the horizontal board beneath it, closing the gap between the fascia and the wall. Both protect the eaves and support the guttering.

Do I need vented soffits?

In most cases, yes. Building regulations require adequate ventilation to the roof void to prevent condensation. Vented or perforated soffit boards allow air to circulate. We confirm ventilation requirements at the survey.

Can fascias and soffits be replaced without removing the guttering?

The guttering must be removed temporarily to replace the fascia boards, as it fixes directly to them. We remove and refit it carefully as part of the project, and discuss replacement options if the guttering itself is in poor condition.

What happens if my property has asbestos fascia boards?

Asbestos-containing boards must be removed and disposed of in line with current health and safety regulations. We identify asbestos at the survey stage and manage the process correctly from start to finish.
